Best Time to Buy Real Estate
Wouldn’t it be great if you knew how to time the real estate market? That’s what I’d like to touch on today which also happens to be one of the most popular questions I get from friends and acquaintances who are keen on investing:
What would be the BEST TIME to buy real estate?
The truth is, anytime is a best time to be investing. Is there a “but”?
Well, yes and no.
I say it’s always the right time to invest in real estate AS LONG AS YOU HAVE the RIGHT STRATEGY.
Let me pull show you my past deals and give you an idea of what I’m talking about:
For equity play, you’ll see me in Phoenix or Las Vegas; and right now, Orlando – which is a huge equity growth market that has just come online.
In that market, I can purchase homes SO FAR BELOW the market in terms of the rebuild value.
Cash flow is the net amount of cash and cash-equivalents moving into and out of a business.
Indianapolis is another one of my cash flow markets.
I got a house there in Lacebark drive bought for just $89,000.
The cash flow is $388.58/month.
Obviously, this house is kind of on the lower end, and yet I have a really high cap rate… A really high CASH ON CASH!
And tell you what, these markets are ALWAYS available. These markets always work!
Now, when the market has tanked and it’s in the process of coming back that’s when I go into an equity market.
Equity is the value of an asset less the value of all liabilities on that asset.
Let me give you an example:
This house is in Davenport, Florida purchased at $151,000.
The cash flow is $194.
Notice the cash flow is significantly lower by $200/month.
However..! This house, when you look at its previous high, was once selling for almost $300,000!
And the insurance company is going to require $255,000 just on this house alone, to have it replaced!
So that’s how you play these equity markets… when everyone is terrified and running, saying it doesn’t work to invest in real estate, when in fact, it is historically one of the best times:
Every 80 years, we have a monstrous slump. Every 20 years, we have a correction like we’re in right now.
Here’s another one in Kissimmee, Florida at $130,000.
Again, smaller cash flow of $142.
But what does this home have? It has that EQUITY GROWTH PLAY.
So this is the kind of real estate that my team and do for me that I actually facilitate for a number of people around the country. Because truth of the matter is, when you take a look at TIMING in the market, it seriously is always a great time to buy as long as you have a STRATEGY THAT WORKS IN BOTH UP AND DOWN MARKETS.
Let me answer a question quickly: Should I invest now?
YES! NOW AND ALWAYS. As long as you have the right system, the right strategy, the right philosophy, and the right team.
